TYPE OF SERVICES:
Maintenance – The Buildings and Grounds Department performs Preventive Maintenance and Corrective Maintenance. Preventive Maintenance is schedule maintenance intended to prevent unexpected failures. Corrective Maintenance is reactive maintenance and usually the direct result of an unexpected failure, or accidental damage. To report damage or unsafe conditions contact Maintenance at 617-726-2422.
Carpentry Shop :
- Maintains all wooden related materials – doors, windows, cabinets, shelves, etc
- Repairs furniture – chairs, tables, bedside table, bed boards, etc
- Painters – painting of walls, doors, door frames
- Hang pictures, banners
- Locksmith – maintain, repairs, replace and/or install new locks, locksets, panic hardware, duplicate copy of keys, etc.
Electrical Shop :
Maintains and/or repairs any thing that is electrical
- Light bulb replacements
- Electrical outlets – no power source or install additional outlets
- Nurses call system – call cord, nurses station
- Fire alarm system – drill, faulty alarm component
- Electric beds – up or down button not working
- Pneumatic tube system – blockage, lost tube, system down
- Electrical hand tools
- Electrical motors, pumps, fans,
- Kitchen area – oven, disposal, motor to the dishwashers, metal cutter, broiler,
- Transformers, automatic transfer switches, generator repairs
- Electrical power shutdown
General Construction Shop :
Maintains and/or repairs:
- Exterior grounds – landscaping in the summer and snow removal in the winter.
Cleaning of debris on grounds surrounding the hospital; pressure wash as needed.
- Movers – move equipment, furniture within the hospital or our satellites office.
- All brick laying work/cement block type of work
- Carpet installation/repairs
- Ceramic tile installation & repair
- Pipe covering
Metal Shop :
Maintains and/or repairs (anything that is metal)
- Beds, wheel chairs, commode chairs, stretchers, bedside metal tables, scales, automatic doors, ceiling tiles (suspended ceiling only), lockers, and dietary equipment
- Welding – fabricate items such as guard rails, carts;
- Repairs equipment such as plows, trucks, snow blowers
- Fabricate ductwork for heating, ventilating and cooling system, stainless steel counter tops.
HVAC Shop :
Maintains and/or repairs:
- HVAC (heating, ventilation, air conditioning) equipment – ice machines, refrigerators, freezers, walkin boxes, water bubblers, air handlers, chillers – all related components – thermostat, DDC (digit direct control), VAV boxes (variable air volume), condenser units, compressors.
Plumbing Shop :
Maintains and/or repairs (related to water, medical air systems, steam):
- Steam line – leaks
- Medical air systems – vacuum, oxygen, nitrogen outlets
- Water – plugged toilets, sinks, bedpan hoppers
- Response to all leaks – roof leaks, ceiling leaks, window leaks,
- Lawn sprinklers
- Steam traps
- Old radiators
Off-Hour Mechanical Services (2 nd & 3 rd shifts) :
Monitor, operate and repair or coordinate same:
- Medical gases
- Fire alarm systems
- Sprinkler system
- Utilities – electric, water, steam, gas
- HVAC
- Automation
- Work order system
- Telephone
- Logbook
East Campus Maintenance Dept – Charlestown & Satellites) :
It is our off-site service department. It makes up of various trade mechanics – carpenters, painter, electricians, plumbers, HVAC mechanics, clerical staff and managerial staff.
The function is similar to what is listed above from various shops.
